TITAN CONSTRUCTION, INC. agrees to a warranty period of one (1) year, except as otherwise specified by manu- facturing warranty on individual equipment. The manufacturer's warranty will apply to all materials and equipment incorporated in the building.
Damage due to unusual environ- mental conditions is to be covered under the homeowner's insurance policy.
Builder will not warrant any work/product done/furnished by homeowner.
All materials are subject to price change and availability. If occurs, substition will be of equal value and quality.
Builder is not responsible for vari- ation or inadequate sample(s) not displayed correctly from companies. |

STANDARD GENERAL SPECIFICATIONS FOR CONSTRUCTION Dated as of April, 2004 |
Note - Some specifications may not apply to certain plans and/or elevations.
Driveway From House to Street shall be SIXTEEN PLUS/MINUS (16+/-) feet wide, no more than 35 feet set back in length from property line. Base Material typically rock base. BLACKTOP - Material 1 1/2 (+/-) inches thick unless otherwise specified (as per site plan). CONCRETE - Material 4 (+/-) inches thick unless otherwise specified (as per plan site). GRAVEL - From House to Street shall be MINIMUM TEN (10) feet wide, no more than 100 feet in length; base material typically slag or rock base.
Excavating and Grading The Builder shall do all necessary excavation to the elevation shown on the plan. The excavation shall be large enough to permit inspection of footings after the foundation has been completed. The Builder shall do all back filling and rough grading to shape lot after foundation is completed on disturbed area only. The Buyer, if any needed, shall pay for additional fill. The Buyer is responsible for the finish grading.
Concrete Footings Concrete footings for walls and piers shall meet local code, as per house design. Footer drains on both sides of the footer to sump pump or natural drainage. Sump pump drain connected to downspout drainage. Sump pump included, if needed. Downspouts not warrant that the basement will not develop dampness or cracks.
Basement Walls Basement walls shall be of twelve (12) courses of 8" block construction. Basement damp proofing shall be with parging and foundation coating. The Builder does not warrant that the basement will not develop dampness or cracks. Basement Windows Vinyl w/insulated glass w/screen or glass block w/vent (Builder's Choice).

Girders and Columns Girders and columns to be of wood and steel as shown on plans.
Lumber and Carpentry All necessary labor and carpentry work shall be done in substantial conformity with the plans and specifications to meet local code. Sill Plates - Sill seal and dimension lumber w/anchor devices. Floor - 3/4" Tongue & groove sheathing. Joists - Laminated I joist. Studs - 2 x 4 x 92 5/8. Roof Trusses - Wood Web Trusses - 5/12 Pitch (minimum). Wall Sheathing - 7/16" OSB where needed for bracing. Roof sheathing - 7/16" OSB. Roof Overhang - 16" on flat and 12" on gable ends.
Misc. Materials Bridging, headers, corner bracing, nailing, blocking, furring to be according to standard building practices, local codes and ordinances.
Roofing Felt Paper - 15# felt papter, stapled. Shingles - 25 Year. Roof Vents - 9" screened (quantity depends on attic volume).
Windows Simonton Profinish Single-hung White Tilt-In w/grids and screens or comparable (Builder's choice).
Window Sills Wood (poplar) - stained to co-ordinate w/cabinets.
Exterior Doors Steel insulated door w/hardward. Entry - 36" Six-Panel. Garage to Exterior - 32" half-glass. Garage to House - 32" Flush. Patio Door - 32" half-glass. Garage Door - Overhead 16' x 7' Steel Insulated Raised Panel.

Siding Exterior Walls/Soffitt - Vinyl. Facia/Drip Edge/Gutters/Downspouts - Aluminum. Shutters (per plan) - Louvered or raised panel on front of house only.
Plumbing All plumbing shall be properly installed and all connections thoroughly tested, and shall be installed according to County Department Codes. Kitchen Sink - Stainless Steel w/chrome single handle faucet. Garbage Disposal - 1/3 horse- power. Misc. - 80 Gallon electric or 40 gallon gas water heater, two (2) outside faucets. Tub/Shower Units - One piece fiberglass. Bath Faucets - Chrome single handle.
Concrete - Floors, Stoops and Walks Basement Floor - Average of 3 inches thick, poured monolithically w/smooth, steel troweled finish. Garage Floor - Average of 4 inches thick. Stoops - As indicated on plans and poured monolithically w/smooth steel troweled finish. Walks - Walk from driveway to front stoop shall be 4' wide and 4" thick of concrete or 3' wide and 4" thick of slag (length per plan). Determination shall be area and restrictions of area construction is taking place.
Heating System Heating contractor shall provide all necessary labor, material and perform all heating work of every nature whatsoever in the installation of a heating system which is sized according to code. Electric heat pump w/central air and ducts.
Sheet Metal Chimney - Sheet metal. Contractor shall provide all necessary labor, materials and perform all work to be done in neat and workmanlike manner. Bathroom exhaust fans - Vented to roof eaves.
Insulation Ceiling - R38 minimum. Side Walls - R-13 batts. Soffitt vents to be furnished and installed as necessary to provide adequate ventilation.

Electrical All work to comply w/code. Service: 150 Amp. Service location shall be determined by electric company of area and inspected by area Inspection Board. Service Wiring - Outlets to code, Bath Fan (each bath), Dishwasher, Garbage Disposal, Range Hood Fan, Sump Pump, Chimes, Furnace. Lighting: Covers - Standard Ivory colored cover for each electric device. Fixtures: Allowance of $500.00 (includes light bulbs and tax). Telephone/Cable: Combined Total of 7 for Ranch or 9 for Two-Story jacks.
Drywall Screwed, nailed and glued to studs. Seams - taped w/3 coats of mud applied. Interior Walls - 1/2" Painted. Interior Ceilings - Textured. Garage Fire Wall - 5/8" hung and taped only.
Painting Walls - Primed and finished w/high quality flat paint except Kitchen and Baths which will be primed and finished w/high quality satin paint, color dover white. Ceilings - Painted w/ceiling paint, color white. Exterior Doors - primed and finished w/quality Latex satin paint (no high gloss).
Cabinets Level 1 Kitchen Kompact or comparable brand (Builder's Choice).
Countertops Laminated, Wilson Art or Formica (standard finishes).
Shelving Bedroom Closets - One shelf w/clothes rod. Pantry & Linen Closets - 4 shelves.

Flooring Vinyl - Tarkett - Level 1. Underlayment - 1/4", stapled, in Kitchen, Bathrooms, Laundry Room and entryways. Carpet - University Collection or comparable (Builder's Choice) in Hall, Family Room, Living Room, Dining Room, Bedrooms. Padding - Contractor's grade.
Interior Doors & Trim Doors - 1 3/8" Hollow Core Flush Birch w/poplar jams, stained and varnished. Casing & Base - Poplar - stained and varnished. Bi-fold/Bi-Pass Door Openings - Wrapped in drywall. Cased Openings - Not standard. Trim - OG Colonial.
Bathroom Accessories Each Bath - One chrome towel bar; one chrome paper holder
Hardware Mirrors - Over vanities. Locksets - On all doors w/doorstops (Kwikset or equal), polished brass.
Appliances Dishwasher (Builder's standard) Maytag or comparable brand (Builder's choice).
Miscellaneous Attic scuttle door shall be furnished.
