Q: Where will TITAN CONSTRUCTION, INC. build a home for me? A: TITAN CONSTRUCTION, INC. will build a home in Columbiana, Mahoning or Trumbull County. We are hoping in the near future to be able to expand the area in which we will build a home.

Q: What is included in the base price?
A: Our base price, if you chose to build in one of our developments, includes the lot, a completed home, from start to finish, of all our standard specifications, which includes building permits, excavation, driveway, cabinets, flooring, painting, and much more. It does not include landscaping or a finished grade.
If you wish to have us build on your land, the base price will include all of our standard specifications except the land cost. If you need well and septic, the base price will include a $3,000 allowance for the well. We cannot include a cost on your septic until it is determined what type of system is needed. When that is determined, we can add that cost to the base price.
Once we give you a price, which would include any upgrades or additional options that you would like, we will not increase the price unless you add any addiitional changes to your contract.

Q: What do I need to do to get started? A: First, come visit us to see which home you would like to build. Talk with one of our sales people to help you.
Second, go to the financial institution of your choice and find out the amount you are approved for. Get a copy of your pre-approval letter.
Third, make an appointment with the sales person you talked with before to sit down with you to finalized your plan, lot, and any upgrades. A contract will then be made for you.
Once you have signed the contract, your price will be guaranteed for 60 days if you wish to delay your starting date or day of dig.

Q: How can I figure out whether it is better to build a new home then to rent or buy an existing home?

Q: How much of a down payment do I have to have? A: The down payment required will depend on the choice of your financial institution. TITAN CONSTRUCTION, INC. requires a $3,000 deposit at the time of signing a "Turn-Key" construction contract. This amount will go toward the down payment required from your financial institution on closing.

Q: Can I reserve a lot and for how long? A: Yes, by putting a $200 deposit & signing a "Receipt of Reservation." This will reserve your lot for 1 year from date of receipt. If you wish to extend this, come in to see Marsha and she will extend it for you. [The $200 deposit will go toward your down payment at the closing of your home.]
The only exception is if someone else would like to build on that particular lot, then you will have 72 hours to either sign a contract to build with us or pick another lot.

Q: What will my taxes be? A: Your taxes depends basically on the sale price of your home. Once a final price is decided, you or we can call the County Auditor's to find out what your taxes will be.

Q: How long will I have to wait for TITAN CONSTRUCTION, INC. to start my new home and how long until it is finished? A: How long it will take to start your new home will depend on when all your financial paperwork is finished and on how many builds are before you.
On how long it will be until it is finished is approximately 150 days from day of dig. If you are building on your own property or if it is a custom home designed by an architect for you personally, we would have to let you know the time length for completion when we have viewed your site and went over the plans with you. |
